For property owners

A property to let? We'll run it properly.

Lush Homes manages a small, curated collection of homes on behalf of property owners. London first, partner homes across the UK, and a small international network in build. Professional styling, listings across Airbnb and Booking.com, a team that handles your guests the way we'd want our own guests handled, and honest, monthly reporting.

What you get

Your property, looked after, end to end.

01 · Professional set-up

We assess the property, advise on styling and furnishings, and photograph it to a standard that books. No phone snaps.

02 · Listings across the major channels

Airbnb, Booking.com, and direct. Copy, pricing, calendar, and reviews all managed by our team. You approve the set-up, we run the day-to-day.

03 · Guest handling, honestly done

Fast replies, verified check-ins, and a clear escalation path if something needs attention. No ghosting. No surprises.

04 · Monthly statements, plainly written

Bookings, revenue, expenses, and net payout, all on one page. You always know where you stand.

05 · Maintenance, handled

Our cleaning and maintenance team keep the property ready between stays, and we flag anything bigger before it becomes a problem.

06 · A small, known team

You deal with the same people every month. No call centre. No rotating account managers.

The process

From conversation to first booking, typically in four weeks.

Discovery call (30 minutes)

We get to know your property, your goals, and your constraints. We share what we do, what we don't do, and whether the fit is right. No obligations. No pressure.

Property assessment

A walk-through to understand the home. Layout, condition, furnishings. We'll flag anything we'd recommend adjusting before launch, and give you an honest revenue forecast.

Proposal and terms

A plain-English proposal. What's included, how we're paid, what you can expect in the first 90 days. You decide in your own time.

Set-up and launch

Styling, photography, copywriting, listings, pricing, calendars. Typically two to four weeks from signed agreement to first booking.

Ongoing management

We run the property, you get monthly statements, and we meet regularly to review performance. If something needs your input, we'll ask clearly and early.

Right fit

Who we work best with.

  • Owners of well-located UK properties. Any city, strong walkability to transport or a clear demand driver.
  • International property owners with a home that can be operated to our standard. We're actively adding selected partners abroad.
  • Landlords open to short and mid-term letting under a professionally managed model.
  • Property owners who value quiet, consistent service over aggressive scaling.
  • Owners who want visibility. Monthly reporting, a named contact, a real conversation.

Not a fit

And who we're not for.

  • Owners looking for the absolute cheapest management. We're not that.
  • Portfolios where a property just needs a listing put up, with no real hospitality standard.
  • Anyone uncomfortable with short-term letting as a use case.
  • Property types where guest management isn't practical. Deep suburbs, specialist use, and so on.

Common questions from owners

Before you book a call.

Where do you operate?

Most of our homes are in London and we're strongest there. We also work with partner owners across the UK and are in the process of building a small international network for 2026 onwards. If your property is outside the UK, we'd still like to hear about it. We'll tell you honestly whether we can operate it to our standard.

How are you paid?

A management fee on booked revenue. An industry-standard commission structure, confirmed on a property by property basis after an assessment. We share specifics during the discovery call so the numbers are tied to your actual property, not a generic quote.

How long are your agreements?

Typically a 12-month initial term with clear notice periods. We talk through the terms on our discovery call and send a plain-English summary before anything is signed.

What happens if a guest damages my property?

We take a deposit from every guest, follow a documented incident process, and work with the OTA's host protection where applicable. We keep a record of the property's condition between stays and escalate anything serious to you immediately.

Can I still block dates for my own use?

Yes. You control your personal use calendar. We ask for reasonable notice where possible so we can manage existing bookings and future marketing.

Do I need to do anything to the property before we start?

Sometimes. On the assessment we'll flag anything we'd recommend. A missing item, a worn piece of furniture, a finish that doesn't photograph well. These are recommendations, not requirements. The decision is yours.

Is short-letting allowed on my property?

That depends on your mortgage, lease, freeholder, and local authority. We walk you through what to check during the discovery call. If short-letting isn't suitable, we'll tell you honestly.

How do I know how my property is performing?

A monthly statement in plain English. Occupancy, revenue, costs, your net payout. A named contact you can email at any time. A quarterly review if you want one.

Tell us about your property.

A short form. We'll reply within one UK working day to set up a 30-minute call.
