Before you book a call.
Where do you operate?
Most of our homes are in London and we're strongest there. We also work with partner owners across the UK and are in the process of building a small international network for 2026 onwards. If your property is outside the UK, we'd still like to hear about it. We'll tell you honestly whether we can operate it to our standard.
How are you paid?
A management fee on booked revenue. An industry-standard commission structure, confirmed on a property by property basis after an assessment. We share specifics during the discovery call so the numbers are tied to your actual property, not a generic quote.
How long are your agreements?
Typically a 12-month initial term with clear notice periods. We talk through the terms on our discovery call and send a plain-English summary before anything is signed.
What happens if a guest damages my property?
We take a deposit from every guest, follow a documented incident process, and work with the OTA's host protection where applicable. We keep a record of the property's condition between stays and escalate anything serious to you immediately.
Can I still block dates for my own use?
Yes. You control your personal use calendar. We ask for reasonable notice where possible so we can manage existing bookings and future marketing.
Do I need to do anything to the property before we start?
Sometimes. On the assessment we'll flag anything we'd recommend. A missing item, a worn piece of furniture, a finish that doesn't photograph well. These are recommendations, not requirements. The decision is yours.
Is short-letting allowed on my property?
That depends on your mortgage, lease, freeholder, and local authority. We walk you through what to check during the discovery call. If short-letting isn't suitable, we'll tell you honestly.
How do I know how my property is performing?
A monthly statement in plain English. Occupancy, revenue, costs, your net payout. A named contact you can email at any time. A quarterly review if you want one.
